Burst pipe water extraction DeSoto TX: why the first hour matters

Burst pipe water extraction is the removal of water released by a broken supply line or fitting, followed by drying of the floors, walls and cabinets it reached. Because supply lines are under constant pressure, a burst keeps running until the main valve is closed, often releasing hundreds of gallons.

A burst pipe is the most common emergency on our lines after a hard North Texas freeze, but it happens year round. Supply lines under sinks fail, fittings behind toilets crack, and old pipes in walls and attics give out with age and pressure.

The good news: burst pipe water is clean when it starts. If extraction happens fast, carpet, pad and drywall often dry in place. Wait a day or two and the same water starts to degrade, forcing removal of materials that could have been saved.

Pipe burst right now?

  1. Shut the main valve at the meter box near the curb, turning it clockwise until it stops.
  2. Open a low faucet outside to drain pressure from the lines.
  3. Turn off the water heater (gas to pilot, or breaker for electric) if the hot side burst.
  4. Kill power to wet rooms from a dry spot.
  5. Call for extraction and a plumber.

What are the warning signs of a burst pipe?

Not every burst announces itself with a spray. Pipes inside walls, ceilings and under the slab can leak quietly for hours.

  • Sudden drop in water pressure at several fixtures
  • The sound of running water when everything is off
  • A water meter that keeps spinning with all taps closed
  • Bubbling paint, a damp patch or a bulge on a wall or ceiling
  • Carpet wet along a wall with no obvious source
  • A spike on your City of DeSoto water bill

What causes burst pipes in DeSoto homes?

Hard freezes

Freezes are rare here, which is exactly the problem. Pipes in exterior walls, attics and garages are seldom insulated. When temperatures drop into the teens, as they did during the February 2021 winter storm and the December 2022 cold snap, water expands as it freezes and splits copper, PEX and CPVC alike. Age and pipe material

Much of DeSoto was built from the 1970s through the 1990s. Some homes from that era have gray polybutylene supply lines, which are known to fail at fittings. Older copper can develop pinhole leaks, and braided supply hoses under sinks and toilets wear out after years of pressure.

Ground movement

The Blackland Prairie clay under DeSoto swells when wet and shrinks in drought. That movement shifts slabs and can stress the lines running through and under them, which is why some bursts start below the floor. See slab leak water extraction.

High pressure

Water pressure that runs too high strains fittings and appliance hoses. A pressure reducing valve that has failed can turn a small weakness into a burst.

What happens during burst pipe water extraction?

  1. Confirm the water is off and check for electrical hazards, especially if the burst is in a ceiling near light fixtures.
  2. Map the moisture. Supply line water travels far. Readings often find wet carpet pad and drywall two rooms away from the break.
  3. Extract. Pumps for deep water, truck mounted extraction for floors, weighted tools for carpet and pad.
  4. Open what must be opened. Baseboards come off so air reaches the wall bottom. Small holes may be drilled behind baseboards to vent wall cavities.
  5. Dry. Air movers and dehumidifiers run, with readings each day, until materials match the dry standard.

Ceiling bursts get extra care. Wet drywall on a ceiling is heavy and can fall, and attic insulation above it often needs to be removed so the space can dry.

Where does burst pipe water go?

Where the pipe brokeWhere the water usually ends up
Kitchen sink supply lineBase cabinet, toe kick, kitchen floor, adjoining living area carpet
Toilet supply lineBathroom floor, hallway carpet, the wall shared with a bedroom closet
Attic lineInsulation, ceiling drywall, light fixtures, then the floor below
Exterior wallInside the wall cavity, bottom plate, carpet tack strip along that wall
Water heater connectionGarage floor, laundry room, nearest carpeted room

How do you prevent the next burst?

  • Before a forecast freeze, drip faucets on exterior walls and open sink cabinet doors
  • Disconnect garden hoses and cover outdoor spigots
  • Insulate pipes in the attic and garage
  • Replace rubber washing machine hoses with braided steel
  • Have a plumber check water pressure and the pressure reducing valve
  • Know exactly where your main shut off is

What affects the cost of burst pipe water extraction?

How far the water spread, how long it ran, whether a ceiling is involved, and how many drying days the materials need. Clean water caught fast is at the low end of the range. See the DeSoto water extraction cost guide for numbers.

When is a burst pipe an emergency?

Always, unless it is a small drip you caught immediately on a hard floor. Even then, check under nearby cabinets and along the baseboards. If water reached carpet, drywall or a ceiling, call the same day.

Straight answers

Burst pipe questions from DeSoto homeowners

Why did my pipe start leaking after the freeze ended?

Ice inside the pipe acts as a plug. The pipe splits while frozen, but water only escapes once the ice melts and pressure returns. That is why so many North Texas homes found leaks during the thaw after the February 2021 storm, not during the coldest night.

Is water from a burst pipe clean?

Supply line water starts as Category 1, clean water. After a day or two in contact with carpet, drywall and dust, it degrades toward Category 2. That is one reason fast extraction often means the carpet and drywall can be saved.

Should I call a plumber or a water extraction crew first?

Close the main valve first, then call both. The plumber fixes the pipe; the extraction crew removes the water and dries the house. Do not wait for the repair before extracting, because water keeps spreading while you wait.

Will my drywall have to be cut out?

Not always. If clean water is extracted quickly and readings show the wall can dry, it can often stay. Drywall that stayed wet for days, swelled or touched dirty water is usually cut above the wet line.

Does homeowners insurance cover a burst pipe?

Sudden pipe bursts are commonly covered under Texas homeowners policies, including the water removal and drying. Damage from a slow leak that went on for weeks often is not. If the home was vacant and unheated during a freeze, check your policy wording.

Where is the main water shut off in a DeSoto house?

Most homes have a meter box near the curb or sidewalk with a valve on the house side of the meter. Many also have a valve where the line enters the house, often near the garage or an outdoor hose bib. Find it before you need it.

My house has gray plastic pipes. Is that a problem?

Gray polybutylene pipe was widely installed in homes built from the late 1970s to the mid 1990s, including many in DeSoto. It is known to fail at fittings and with age. If you have it and it burst once, a plumber should assess replacing it.
