Flood water extraction DeSoto TX: why outside water is a different job

Flood water extraction is the removal of storm runoff or flash flood water from a building, followed by removal of contaminated porous materials, cleaning, antimicrobial treatment and drying. Because outside water carries soil, chemicals and sewage, it is handled as Category 3 from the start.

DeSoto's heaviest rain usually arrives in spring, when strong thunderstorms roll across North Texas from March through June. A storm that drops several inches in an hour can overwhelm yards, street inlets and creek channels faster than they drain.

The water finds the low points: patio doors, garage thresholds, slab edges where the soil slopes the wrong way. Even a few inches indoors soaks carpet, pad, the bottom of the drywall and anything stored on the floor.

Water coming in now?

  1. Stay safe. Never walk through water that may be touching outlets or cords.
  2. Shut off power to flooded rooms from a dry location, if you can.
  3. Wear gloves and boots if you must touch the water.
  4. Photograph the water line on walls before it recedes.
  5. Call once it is safe to enter.

Where does storm water get into DeSoto homes?

Entry pointWhy it happens
Patio and sliding doorsLow thresholds facing a yard that drains toward the house
Garage doorDriveways that slope toward the garage and worn bottom seals; see garage flood water removal
Slab edges and weep holesSoil and mulch built up against brick, or settled grading
Roof and windowsHail or wind damage letting rain in during the storm
Floor drains and toiletsOverloaded sewer lines backing up during heavy rain

Homes near creek corridors and low lying streets see more of it, but a single clogged inlet can flood an otherwise safe street. The City of DeSoto drainage page explains how the city manages stormwater and where to report problems.

How does flood water extraction work?

Safety first

Crews wear gloves, boots and respiratory protection. Electrical hazards are checked before anyone wades in. The CDC advises keeping children and pets out of flood water and washing hands after any contact.

Extraction

Submersible pumps handle deep water. Extractors pull water from hard floors and the slab surface. Contaminated carpet and pad are cut out and bagged rather than extracted and kept.

Flood cuts

Drywall and insulation that soaked up storm water are removed in a straight line above the highest wet reading, often called a flood cut. Baseboards, door casing and particleboard cabinet bases usually go too.

Cleaning and antimicrobial treatment

Exposed framing, the slab and remaining surfaces are cleaned and treated with an antimicrobial before drying begins. Drying contaminated materials without cleaning them first just dries the contamination in place.

Drying

Once the wall cavities are open, air movers and dehumidifiers dry the framing and slab. Readings are logged daily until everything reaches the dry standard and rebuild can start.

What can you safely do yourself?

  • Move dry belongings to a higher floor or another room
  • Take photos and video of the water level, damage and damaged items
  • Make a list of damaged contents with rough values for your claim
  • Keep the windows closed if the AC is working, to control humidity

Throw away, do not save

Food, medicine and cosmetics that touched flood water, mattresses and upholstered furniture that soaked through, and stuffed toys. Hard items like dishes and metal can usually be cleaned and disinfected.

Flood insurance and storm claims

The insurance question depends on how the water got in. Rising water from outside is a flood claim and needs a flood policy. Rain that came through a roof or window damaged by wind or hail is usually a homeowners claim. Sewer backup coverage is often an add on endorsement.

Check FEMA flood maps for your address, and keep in mind that NFIP policies usually take 30 days to start. The Texas Department of Insurance has consumer guides for both kinds of claims.

What affects the cost of flood water extraction?

Category 3 water sits at the top of the price range because of protective gear, material removal, disposal and antimicrobial treatment. The area flooded and the height of the water line matter most. See the water extraction cost guide.

When is storm water an emergency?

As soon as it is inside the living space. Contaminated water starts damaging materials and creating odor within hours. If water only reached the garage slab and drained away, rinse and dry it, then check the shared wall and door threshold for wicking.

Storm water backing up through drains? That is a sewer issue; see sewage water extraction.

Straight answers

Storm and flood water questions

Why is storm water treated as Category 3?

Water that crosses lawns, driveways and streets picks up soil, fertilizer, oil, animal waste and sometimes overflowing sewage. The IICRC S500 standard treats it as grossly contaminated, so porous materials it soaked are generally removed rather than dried.

Does homeowners insurance cover flood water?

Usually not. Standard Texas homeowners policies exclude rising surface water. That is covered by flood insurance through the National Flood Insurance Program or a private flood policy. Wind driven rain through a damaged roof or window is a different case and is often covered.

Do I need flood insurance if I am not in a flood zone?

Many flood claims come from outside high risk zones. FEMA's flood maps show mapped risk, but intense North Texas downpours can flood homes on any low lot. NFIP policies normally have a 30 day waiting period, so buy before storm season.

My garage flooded but the house is dry. Do I need help?

Check the wall between the garage and the house, and the carpet or flooring right inside the door. Water often wicks under the threshold. Garage drywall that got wet with storm water should be cut above the wet line.

How high is drywall cut after a flood?

Commonly 12 to 24 inches above the highest wet line, or at a standard height such as 2 or 4 feet so new sheets fit easily. The moisture map decides the line, because water wicks above the visible stain.

How can I keep storm water out next time?

Clean gutters and extend downspouts away from the slab, make sure soil slopes away from the house, add door sweeps and threshold seals, and keep street inlets and yard drains clear. Report street drainage problems to the City of DeSoto.
