Structural drying removes the moisture that soaked into a building's materials after the standing water is gone. Air movers, dehumidifiers and sometimes wall cavity drying systems run while technicians take daily moisture readings, until every material matches a dry reference area.
Extraction gets the water you can see. Drying deals with the water you cannot: inside drywall, behind baseboards, in cabinet bases, under laminate and in the top layer of the slab.
When drying is skipped or cut short, the damage often shows up weeks later as a musty smell, swollen trim, cupping floors or mold behind a wall. Measured drying is what prevents that.
Signs a home never fully dried
- Musty smell in one room or closet
- Baseboards swollen or paint bubbling low on walls
- Laminate or hardwood cupping or lifting
- Cabinet bases soft or flaking
- Stains that grow after the leak was fixed
How does structural drying work?
Drying is controlled evaporation. Moisture has to move out of the material into the air, and then out of the air into a dehumidifier. Each piece of equipment handles one part of that.
Air movers
High velocity fans aimed low across wet surfaces and along walls. They speed evaporation by replacing the damp layer of air sitting on the material with drier air.
Dehumidifiers
Low grain refrigerant (LGR) dehumidifiers pull the evaporated moisture out of the air and pump it down a drain. Without them, the moisture just moves into other materials in the house.
Wall cavity and floor drying
For walls with wet insides, small holes behind the baseboard let dry air be pushed into the cavity. Specialty mats can draw moisture out of hardwood and the slab surface.
Heat, when it helps
Warmer air holds more moisture, so controlled heat can speed drying. It has to be balanced with dehumidification, or it can push moisture into new places.
What is the drying goal?
The crew takes readings in an unaffected room to set a dry standard for each material, such as drywall, wood trim and subfloor. Wet areas are measured against that standard every day. Equipment comes out only when the wet areas match it.
| Day | What a drying log typically shows |
|---|---|
| Day 1 | Moisture map drawn, starting readings for each wet area, equipment count and placement |
| Day 2 | Readings dropping in drywall and carpet; equipment moved toward areas still wet |
| Day 3 | Most drywall near the dry standard; cabinets and wood trim still elevated |
| Day 4 to 5 | Remaining areas reach the dry standard; equipment removed room by room |
| Final | Signed off log with all readings, ready for the adjuster and the rebuild crew |
What makes drying harder in DeSoto?
Humidity
Spring and early summer humidity in North Texas slows drying when windows are open or the AC is off. Keep the house closed and the AC running unless the crew says otherwise.
Slab foundations
Concrete absorbs water at its surface and releases it slowly. If flooring is reinstalled over a damp slab, the moisture rises into the new floor. Slab readings should be part of the log.
Cabinets and built ins
Kitchen and bathroom cabinets trap water under their toe kicks. Crews often remove the toe kick or drill vent holes so air can reach the base.
How wet it is: classes of water
The IICRC S500 standard grades losses by how much water was absorbed, from Class 1 (a small area with little absorption) to Class 4 (dense materials like hardwood and plaster that hold water deeply). Higher classes need more equipment and more days.
What can you do during drying?
- Leave the equipment running day and night
- Keep windows and exterior doors closed
- Run the AC at a normal setting
- Keep children and pets away from cords and fans
- Note anything that changes, like new smells or stains, and tell the crew
Keep the log
Ask for a copy of the daily readings and photos of the equipment setup. Adjusters ask for them, and they prove the home was dried to a standard before walls were closed and floors were replaced.
What affects the cost of structural drying?
Drying is billed by the equipment and the days it runs. Fast extraction and steady equipment use keep the days down. More rooms, dense materials and contaminated water push it up. See the water extraction cost guide.
When do you need structural drying?
After almost every water loss that reached drywall, carpet pad, cabinets or wood floors. It also makes sense weeks after a leak if signs of trapped moisture appear. Need water removed first? Start with emergency water extraction.
Structural drying questions
How long does structural drying take?
Most clean water losses take three to five days. Dense materials such as hardwood, plaster, cabinet bases and the slab itself can take a week or more. The job is finished when readings match a dry reference, not on a fixed day.
Can I dry my house with box fans and a household dehumidifier?
For a small spill on a hard floor, maybe. For wet walls, pad or cabinets, no. Box fans move a fraction of the air an air mover does, and household dehumidifiers cannot keep up with the moisture released. Without readings, you also cannot tell when it is dry.
Why should the windows stay closed?
North Texas air is often humid, especially in spring and summer. Opening windows can let in more moisture than you remove. Closed windows let dehumidifiers control the air in the drying area.
Can I turn the equipment off at night?
Please do not. Turning equipment off stops evaporation and lets humidity rebound into the materials, which adds drying days. If noise is a problem, ask the crew about adjusting placement, not switching it off.
What is an LGR dehumidifier?
Low grain refrigerant dehumidifiers pull moisture from air even when it is already fairly dry, which household units cannot do. That lets drying continue efficiently through the last stage, when the materials give up their final moisture slowly.
Do my walls have to be cut open?
Not always. Small holes behind the baseboard can let dry air into the wall cavity. Walls with insulation, vinyl wallpaper or contaminated water usually need more opening. The moisture readings decide.
