Ceiling leak water removal DeSoto TX: dealing with water you cannot see

Ceiling leak water removal means safely releasing water trapped above the drywall, removing wet insulation, cutting out damaged ceiling sections and drying the attic or floor cavity above along with the room below. Ceiling water is often worse than it looks, because most of it is hidden.

Single story DeSoto homes have an attic above every ceiling, often holding the air handler, ductwork and sometimes the water heater. Two story homes have bathrooms and laundry rooms above living spaces. Each one is a possible source.

A small stain can hide a lot of water. Insulation acts like a sponge, holding water against the drywall until the paper face softens and the panel starts to sag.

Ceiling dripping or sagging?

  1. Get people out from under the wet area.
  2. Turn off power to that room at the breaker if water is near a light or fan.
  3. Stop the source: AC off, water main closed, or bathroom valves off.
  4. Bucket and tarp the floor and move furniture.
  5. Call for ceiling water removal.

What are the stages of ceiling water damage?

  • Stain: a yellow or brown ring; drywall usually still firm
  • Bubbling paint: water trapped behind the paint film
  • Sag or bulge: drywall soaked and losing strength; urgent
  • Active drip: water has found a seam, nail hole or fixture
  • Collapse: a section falls with the water and insulation above it

How does ceiling leak water removal work?

Release the water safely

If water is pooled, the crew drains it through a controlled opening into containers, standing clear and away from electrical fixtures.

Remove wet insulation

From the attic side, wet blown in or batt insulation is bagged and removed so the drywall and joists can breathe. New insulation goes back after drying.

Cut out failed drywall

Sagging or soft sections are cut back to firm, dry board, usually to the nearest framing so the patch is clean.

Dry above and below

Air movers and dehumidifiers dry the attic or floor cavity and the room below. Carpet and furniture under the leak are extracted and dried. Readings are logged until everything is dry.

What can you safely do yourself?

  • Move furniture, electronics and rugs out from under the leak
  • Put down plastic and buckets
  • Photograph the ceiling and the attic area if you can safely reach it

Do not

Stand directly under a bulge, use ladders under a wet ceiling, walk on attic drywall between joists, or switch on lights and ceiling fans in the wet room.

What affects the cost?

The size of the wet area, how much insulation and drywall must be removed, and what was damaged in the room below. Stains caught before sagging are the smallest jobs. See the cost guide.

Does insurance cover ceiling leaks?

Sudden leaks from plumbing, AC overflow or storm damage to the roof are commonly covered. Slow leaks and roofs that failed from age often are not. Find the source, document it and keep the repair invoice.

Straight answers

Ceiling leak questions

Is a sagging ceiling dangerous?

Yes. Wet drywall is heavy and loses strength, and a bulging section can drop suddenly along with the water above it. Keep people and pets out from under it, move valuables and do not touch the bulge with your hand.

Should I poke a hole in a bulging ceiling?

Only if water is clearly pooled and the ceiling is about to fail, and only with a bucket ready, standing to the side, and away from light fixtures. A small hole lets water drain in a controlled way. If you are unsure, wait for the crew.

Why is my ceiling leaking when it has not rained?

The most common causes are an attic air conditioner overflow, a leaking pipe or water heater in the attic, or a bathroom above. Rain related leaks usually show up during or right after storms.

Can a water stained ceiling be saved?

If the drywall is firm, did not sag and dries to normal readings, it can usually be sealed with a stain blocking primer and painted. Soft, sagging or crumbling drywall is cut out and replaced.

Does wet attic insulation need to be replaced?

Blown in insulation that got soaked usually does. It compresses, loses insulating value and holds water against the drywall. Small damp areas sometimes dry, but most crews remove wet insulation around the leak.

Water is coming out of my light fixture. What do I do?

Turn off that circuit at the breaker panel right away, from a dry spot. Do not use the switch or touch the fixture. Water in a fixture means it is running along wiring and needs an electrician to check before power is restored.
