A water heater leaking from the bottom is most often a failed tank, where the steel inside has rusted through, and that heater needs replacing. Other common causes are a loose or worn drain valve, water from the temperature and pressure relief valve running down the discharge pipe, or a leak higher up that drips to the base. Shut off the cold water supply and the power or gas first.
Tank heaters in North Texas homes usually sit in the garage, a hall closet or the attic. A leak in the garage stains concrete. A leak in a closet soaks carpet and drywall in the next rooms. A leak in the attic comes through the ceiling. Where yours is decides how urgent the cleanup is.
Key points
- Turn off the cold water valve above the heater, then power or gas.
- Check the drain valve, the relief valve pipe and the fittings on top.
- Water from the tank body or under the jacket means the tank has failed.
- Most tank heaters last roughly 8 to 12 years.
Step 1: Shut the heater down safely
- Close the cold water supply valve on the pipe going into the top of the heater.
- Electric heater: switch off its breaker. Gas heater: turn the control knob to off or pilot.
- If water keeps flowing or you cannot reach the valve, close the main shut off for the house. See finding your main shut off valve.
- Keep clear of hot water. The tank and outlet water can scald.
Step 2: Find where the water comes from
| What you see | Likely cause | What it usually means |
|---|---|---|
| Drips from the drain valve near the bottom | Valve not fully closed or worn washer | Often fixable by tightening or replacing the valve |
| Water from the pipe running down the side | Relief valve opening from high pressure or temperature, or a worn valve | Have a plumber check pressure and the valve |
| Water on top of the tank running down | Leaking inlet or outlet fitting | Usually a fitting repair |
| Water under the tank or seeping from the jacket | Tank corrosion | The heater needs replacing |
| Small drips only when a gas heater first fires | Condensation | Often normal; watch for it stopping as it warms |
Step 3: Deal with the water
A full tank can release forty to fifty gallons or more. On a garage slab that mostly runs to the door. In a closet, the water goes under the wall plate into carpet, pad and drywall in nearby rooms, and needs extraction and drying. In an attic, check the drain pan and the ceiling below for stains or sagging.
Photograph the heater, its label with the age or serial number, and the water damage before cleanup. Insurance usually treats a sudden rupture differently from a slow leak. See water heater leak cleanup.
Repair or replace?
If the leak is from the drain valve, relief valve or a fitting, a plumber can usually repair it. If the tank itself is leaking, it cannot be patched. Age matters too: a heater past about 10 years with any tank leak is almost always replaced. When it is replaced, ask about a drain pan with a drain line and a leak sensor, especially for closet and attic installs.

Water heater leak questions
Is a water heater leaking from the bottom dangerous?
The main risks are scalding water, electrical hazards near a wet floor and water damage. Gas heaters also need the burner area kept dry. Shut it down and keep people clear until it is checked.
Can I still use hot water if the heater is leaking?
Not safely if the tank is leaking. Small drain valve drips may allow limited use until a repair, but a leaking tank can fail suddenly and should be turned off.
How long do water heaters last in North Texas?
Tank heaters commonly last about 8 to 12 years. Hard water and lack of flushing shorten that. The manufacture date is usually coded in the serial number on the label.
Will insurance cover my water heater leak?
Sudden water damage from a ruptured tank is usually covered. The heater itself usually is not, and long slow leaks may be denied as gradual damage. Document the damage before cleanup.
