Crawl space water removal is pumping standing water out from under a pier and beam home, removing wet insulation and vapor barrier, and drying the joists, subfloor and soil area. Water left under a house raises indoor humidity, softens floors and invites rot and pests.
Most DeSoto homes sit on slabs, but older homes in the area and in nearby towns like Lancaster, Duncanville and Waxahachie are often pier and beam, with a crawl space under the floor. Some newer custom homes use it too.
Crawl spaces collect water from two directions: from outside when rain drains toward the foundation, and from above when a pipe or drain under the floor leaks. Either way, the water sits out of sight.
Water under the house?
- Do not enter if water is near wiring or smells like sewage.
- Shut off the water main if a pipe under the house may be leaking.
- Check the water meter with all fixtures off.
- Note any soft spots or musty areas in the floors above.
- Call for crawl space water removal.
How does water get into a crawl space?
| Source | Clue |
|---|---|
| Rain draining toward the house | Water appears after storms, along one side of the foundation |
| Supply line leak under the floor | Water present with no rain; meter moving |
| Frozen pipe break | Appears after a freeze; see frozen pipe water removal |
| Drain or sewer line leak | Sewage odor; see sewage water extraction |
| Duct condensation | Summer only; dripping from ducts and wet insulation |
What happens if crawl space water is left?
- Floor joists and subfloor absorb moisture and soften over time
- Insulation batts fill with water and fall from the joists
- Humidity rises in the living space, causing musty odors
- Wood destroying insects and rodents are drawn to damp areas
- Hardwood floors above can cup from moisture rising from below
How does crawl space water removal work?
- Safety check for electrical hazards, sewage and pests before entering.
- Pump out standing water with submersible pumps.
- Remove wet insulation batts and damaged vapor barrier.
- Clean and treat wood surfaces if the water was contaminated.
- Dry joists, subfloor and beams with air movers and dehumidifiers, with wood moisture readings each day.
- Reinstall vapor barrier and insulation once dry, or hand off to a contractor.
How do you keep a crawl space dry?
- Grade soil so it slopes away from the foundation
- Keep gutters clean and extend downspouts several feet out
- Install and maintain a vapor barrier over the soil
- Insulate pipes under the house before winter
- Check the crawl space after big storms and hard freezes
What affects the cost?
How much water, how hard the crawl space is to reach, how much insulation and barrier must be removed, and whether the water was contaminated. See the cost guide.

Crawl space water questions
How do I know if my crawl space has water?
Signs include a musty smell in the house, soft or bouncy floors, higher humidity indoors, insects, and condensation on ductwork. A look through the crawl space access with a flashlight will show standing water or wet soil.
Is some moisture in a crawl space normal?
Damp soil after heavy rain can be normal in an older, vented crawl space. Standing water, wet insulation, dripping pipes or wood that stays damp are not, and they lead to rot, mold and pest problems.
What causes water in a crawl space?
Heavy rain draining toward the foundation, plumbing leaks under the floor, frozen pipe breaks, condensation from ducts in humid weather and sewer line leaks. The fix depends on the source.
Do I need a vapor barrier?
A plastic vapor barrier over the crawl space soil cuts down the moisture that rises from the ground. It is common in pier and beam homes and is often replaced after a flood or sewage leak.
Can I go into the crawl space myself?
Be careful. Crawl spaces can have standing water near wiring, sharp debris, pests and contaminated water from sewer leaks. Do not enter if water is near electrical connections or if there is a sewage smell.
Does insurance cover crawl space water?
Water from a sudden plumbing failure under the house is usually covered. Ground water and flooding from outside usually are not, unless you have flood insurance. Long term moisture problems are generally treated as maintenance.
