Apartment water extraction DeSoto TX: for renters, owners and managers

Apartment water extraction is water removal and drying in apartments, condos and townhomes, where water often crosses into neighboring units through floors, ceilings and shared walls. It involves the unit, the building and usually more than one person who needs to know.

Multifamily water losses move fast. A washing machine hose or toilet overflow on a second floor can come through the ceiling below in minutes, and water inside a shared wall can reach the next unit without anyone seeing it.

They are also more complicated. Tenants, the landlord or property manager, an HOA for condos, and several insurance policies may all be involved. Knowing who to call first saves time and arguments later.

Water in your apartment now?

  1. Stop the water at the fixture valve if you can.
  2. Call management or the after hours maintenance line right away.
  3. Warn neighbors below or next door.
  4. Photograph the damage and your belongings.
  5. Call for extraction if management approves or for your own contents.

What renters should do

  • Report the problem to management in writing, by email or the tenant portal
  • Keep a copy of the notice and the date you sent it
  • Photograph damage and make a list of damaged belongings
  • Call your renters insurance company
  • Ask management about temporary housing if the unit is not livable

What property managers should do

  • Stop the source and check units above, below and beside
  • Document each affected unit with photos and moisture readings
  • Communicate a schedule to affected residents
  • Notify the property insurer and keep logs for each unit

How does apartment water extraction work?

  1. Find all affected units with moisture meters, not just the one that called.
  2. Extract water with portable extractors that reach upper floors without long hoses.
  3. Open ceilings or walls where water is trapped between units.
  4. Dry each unit with equipment sized to its rooms, logging readings by unit.
  5. Report to management and residents with clear daily updates.

Common sources in apartments are the same as in houses: toilet overflows, washer and dishwasher leaks, AC condensate leaks and water heater failures.

What affects the cost?

The number of units affected, floor level, water category and how much ceiling or wall must be opened between units. See the cost guide.

Apartment water damage questions

Who pays for water damage in a Texas apartment?

Generally the landlord is responsible for repairing the building, and renters insurance covers the tenant's belongings. If a tenant caused the leak through negligence, the tenant or their insurance may be responsible. The lease and the cause decide.

Can I call for water extraction myself as a renter?

For an active emergency you can take steps to limit damage, but tell the landlord or property manager right away, in writing. Many leases require using the landlord's vendors, so check before authorizing work you expect them to pay for.

My upstairs neighbor's leak came through my ceiling. What do I do?

Tell management immediately so they can stop the leak in the unit above. Photograph your ceiling and belongings, move what you can, and contact your renters insurance. The building repair is usually the landlord's responsibility.

How long does a Texas landlord have to fix water damage?

Texas Property Code Chapter 92 requires landlords to make a diligent effort to repair conditions that materially affect the health or safety of an ordinary tenant after proper notice, if rent is current. A reasonable time is presumed to be seven days, but emergencies call for faster action.

Does renters insurance cover water damage?

It usually covers your belongings damaged by sudden water, such as a burst pipe or overflow, and may cover temporary housing if the unit is unlivable. It typically does not cover flood unless you have separate flood coverage.

Can water spread to other units?

Yes. Water travels down through floors and sideways through shared walls. A second floor overflow often damages the unit below within minutes. Building wide checks with moisture meters help find all affected units.
